Property Summary

York House was built around 1890, following the reclamation of land that had originally been part of the beach, made possible by the construction of the sea wall. It is believed to have been commissioned for a wealthy merchant during the period when Exmouth Docks ranked among the most significant ports in the South West.

Originally, the property also incorporated the adjoining house to the right, now known as Magnolia House, which began life as a toll house before later becoming a ship’s chandlery. During the Second World War, York House was requisitioned by the Royal Air Force, thanks to its exceptional vantage point overlooking the mouth of the River Exe and Exmouth Bay. The property was subsequently owned for many years by a well-known local artist.

In 2025, York House underwent an extensive, top-to-bottom renovation programme, completed to an exceptional standard.

From the moment you arrive, the property’s remarkable waterfront setting and beautifully restored period character are immediately apparent. The recent renovation has been thoughtfully executed, combining timeless architectural features with high-quality contemporary finishes throughout.

The welcoming ground floor reception hall leads to an elegant living room enjoying stunning sea views, a useful cloakroom, and a luxury fitted kitchen/dining room complete with solid marble worktops and integrated appliances. There is also access to a private rear courtyard with gated access and an adjoining garage featuring an electric door.

On the first floor, the spacious principal bedroom benefits from a stylish en-suite shower room and a private balcony with panoramic coastal and Exe Estuary views. A second generously sized bedroom on this floor also enjoys its own beautifully appointed en-suite bathroom.

The second floor offers three additional bedrooms, one of which features an en-suite bathroom, together with a luxury family shower room. To the rear of the property is a small enclosed courtyard providing access to the garage.

The Coastal Town of Exmouth
York House enjoys an enviable position directly on Exmouth’s seafront, with breathtaking views across the water towards Dawlish Warren. The vibrant town centre is just a short stroll away, offering an excellent selection of independent shops, cafés, restaurants, and everyday amenities.

Exmouth is renowned for its stunning coastline, sandy beaches, scenic walking routes, and wide range of leisure activities. From sailing and birdwatching to simply relaxing by the sea, the area offers an exceptional coastal lifestyle.

The property is also conveniently located close to Exmouth railway station and excellent transport links, providing easy access to the surrounding areas and making commuting or exploring the wider region straightforward.

The current owners have advised that the comprehensive renovation programme included the following works:

Removal and replacement of all internal walls, ceilings, and floors

Installation of 100mm Celotex insulation to all external stone walls and 50mm Celotex insulation to internal walls
Replacement and insulation of floor joists using Rockwool insulation
Complete replacement of all electrical wiring, sockets, and consumer unit
Full re-plumbing throughout the property, including removal of all roof tanks
Relocation of heating and water systems to the garage, with installation of a new eco boiler, high-pressure water system, and high-efficiency cylinders
Installation of underfloor heating across the ground floor beneath solid oak flooring
New plastering throughout, including ceilings and internal walls
Installation of new sliding doors, front and rear doors, and garage door
Replacement sealed window units to the ground floor sea-facing window and second-floor bathroom, together with new window furnishings throughout
Installation of a high-specification kitchen with solid marble worktops and integrated appliances
Fitting of luxury bathrooms and WCs throughout, including en-suite facilities to the three principal bedrooms and a shared shower room serving bedrooms four and five
Application of new insulated Tyrolean render and replacement guttering externally
Relocation of the gas meter from a shared supply to the garage
Complete redecoration throughout the property

The result is an outstanding coastal home where virtually every element has been renewed or upgraded, with no expense spared in creating a property designed to stand the test of time.
